Clovershire Credit sends a request to funding partners, which review the business and decide on equipment financing, a term loan or working capital. Mortgages and refinancing are not part of it.
A franchise PIP, a floor-by-floor furnishing swap and a motel laundry each split into equipment and cash costs. Two invented examples and St. Charles County, MO counts for traveler accommodation (NAICS 7211) show how.

Hotel room furnishing financing for St. Charles County, MO: PIP items, furniture and working capital
A property improvement plan, the PIP a franchise brand issues, commonly when a hotel changes hands or renews its license, lists what has to be replaced and by when. Its lines fall into two groups. Furniture, fixtures and equipment can be valued item by item and fit equipment financing. Movable furnishings can have supplier quotes, and payroll while rooms are offline can fit working capital or a term loan; fixed construction is excluded.
Funding through this site stops at the walls. Clovershire Credit does not arrange mortgages, refinancing or any loan secured by the hotel building or its land; requests here cover movable FF&E and payroll, not fixed building work.
Hotel FF&E financing for St. Charles County, MO: movable bathroom furnishings and key systems
- Case goods: headboards, desks, dressers and nightstands
- Movable bathroom storage, accessories and freestanding mirrors; fixed vanities and shower conversions are excluded
- Movable floor mats and freestanding room furnishings; fixed plank flooring and carpet are excluded
- Key card locks and the encoder at the front desk
- In-room TVs and supplier fittings; fixed wiring is excluded
Illustration only, invented figures: a hotel replaces the FF&E in 40 rooms at $4,200 a room, $168,000 in total, financed over 84 months at 9.75%. The property pays $2,767.35 a month in this example, and the 84 payments come to $232,457.40, interest included at $64,457.40. A PIP deadline can set the order of the work; the payment schedule should fit the cash the hotel earns while it is underway.
Case goods terms, the mortgage lien clause and income lost while rooms are offline are covered in the hotel FF&E funding article.
Business loans for hotels in St. Charles, MO: payroll, linens and a booking system without a refinance
Many hotel costs have nothing to do with the mortgage. Linen and towel par stock, a new property management or booking system, and the housekeeping payroll while rooms are out of service are operating costs. Working capital can cover them in one amount, repaid over months, without touching the loan on the building.
A request for those costs reads better with numbers attached: the linen order, the software contract with its setup fee, and payroll reports for the weeks the rooms are out of service. Occupancy reports from the property management system add context to the bank statements.
Hotel business loans in St. Charles, MO: furnishing swaps done floor by floor
Illustration only, invented figures: a 60-room hotel refurnishes 15 rooms at a time, one floor per phase. That is 4 phases, and in this example each one takes 25% of the rooms out of service while the rest stay open. A term loan sized for all four floors gives one fixed payment; separate equipment requests per floor match the money to each phase instead.
Closed rooms still carry costs. The front desk, the night audit and the housekeepers on the open floors stay on payroll while the contractor works, and a phase that runs long pushes the next one back. A request that lays out the payroll for each phase and the contractor schedule beside it gives a partner the whole timeline in one place.
Small staffs are part of the lodging picture. Of the 43 traveler accommodation establishments with employees in St. Charles County, MO in 2023, 16 had fewer than five people on staff, a 37.2% share (County Business Patterns, NAICS 7211). The code covers hotels, motels, casino hotels and bed-and-breakfast inns together.
Motel financing options for St. Charles County, MO: laundry washers, lobby furniture and signage
Motels that wash their own linens run commercial washers and dryers, sometimes a flatwork ironer, all of it equipment with serial numbers. Lobby furniture, a breakfast counter and a new exterior sign are equipment too. A sign mounted on a pole or the building may need a local permit, which is the owner's step, not the funding partner's.
ZIP Code Business Patterns counted 11 traveler accommodation establishments at a ZIP 63301 address in 2023, within 164 accommodation and food services establishments in that ZIP. Inns and rentals run without employees appear in a separate count: Nonemployer Statistics list 60 traveler accommodation businesses with no paid staff in the county for 2024. The St. Charles, MO overview has more figures, and the industries page links restaurants and cafes.
